최근 한국의 전셋값이 폭등하고 있습니다. 한국의 주택 임대 방식에는 월세와 전세가 있습니다. 월세는 이사를 들어가기 전에 약간의 보증금을 내고 이후 매월 월세를 내는 것입니다. 전세는 임대 계약이 시작되는 시점에 큰 금액의 전세 보증금을 한꺼번에 낸 후 이후에는 월세를 내지 않는 방식입니다. 2008년 후반 세계적인 경제 불황이 시작될 무렵 전세가가 잠시 주춤한 적이 있지만 2009년 초 이후로는 전세가가 계속 가파른 상승세를 보여 왔습니다. 한 가지 주요 원인은 전세로 나온 집의 공급이 수요 대비 부족하다는 것입니다. 집주인들은 수익이 더 높은 월세로 임대 계약을 하고 싶어 하고, 이로 인해 악순환이 발생합니다. 전세 보증금이 치솟으면서 이사를 하는 사람은 줄어들고, 이는 결과적으로 세를 줄 수 있는 집의 수를 더욱 줄어들게 만듭니다.

The price of leasing a home has been skyrocketing latterly in Korea. Home renters have the option of picking from either wol-se or jeon-se. Wol-se involves paying a mall deposit before moving in, with a monthly rent being paid thereafter. Jeonse is where you pay a large lump sum deposit at the beginning of a contract with no monthly rent. After a brief during the onset of the global recession in late 2008, jeon-se prices have been on the sharp rise since early 2009. This has been caused by one main reason: There’s lack of supply of homes available for jeon-se in comparison to the demand. Landlords prefer to rent out their property through wol-se due to its higher profitability. The situation creates a vicious cycle. With jeon-se deposit rates going up, less people are moving. This, in turn, leads to less available homes up for rent.
